RESIDENTIAL LEASE AGREEMENT

This Lease Agreement ("Agreement") is entered into between Landlord ("Owner") and Tenant ("Renter").

1. TERM: This lease begins on the date of signing and continues for a period of 12 months. This agreement shall automatically renew for successive 12-month periods unless terminated in writing 90 days prior to expiration.

2. RENT: Tenant agrees to pay $2,100 per month, due on the 1st of each month. Late payments incur a fee of $150 per day after the 3rd of the month, with no maximum cap on late fees.

3. SECURITY DEPOSIT: Tenant shall deposit $4,200 (two months rent) as security. Landlord may retain all or any portion of the deposit for cleaning, repairs, or any damages, including normal wear and tear, at Landlord's sole discretion.

4. MAINTENANCE AND REPAIRS: Tenant is responsible for all maintenance and repairs to the premises, including but not limited to plumbing, electrical, HVAC, appliances, and structural issues. Tenant must use contractors approved by Landlord at Tenant's expense.

5. LIABILITY: Tenant shall be personally liable for all damages, claims, losses, and costs arising from Tenant's use of the premises, without limitation, including any injuries to third parties on the property regardless of fault.

6. ENTRY: Landlord reserves the right to enter the premises at any time for any reason, with or without notice to Tenant.

7. SUBLETTING: Tenant may not sublet, assign, or transfer this lease or any interest in the premises without Landlord's prior written consent, which may be withheld for any reason.

8. UTILITIES: Tenant is responsible for all utilities including water, gas, electric, internet, trash, and any assessments or fees imposed by the municipality, homeowners association, or any governing body.

9. PETS: No pets of any kind are permitted. Violation results in immediate lease termination and forfeiture of the full security deposit.

10. EARLY TERMINATION: Tenant may terminate this lease early by paying a fee equal to 4 months rent plus forfeiture of the entire security deposit. Landlord may terminate this lease at any time with 15 days written notice for any reason.

11. DISPUTE RESOLUTION: Any disputes arising from this Agreement shall be resolved exclusively through binding arbitration in a jurisdiction selected by Landlord. Tenant waives all rights to a jury trial and to participate in class action proceedings.

12. MODIFICATIONS: Landlord reserves the right to modify the terms of this lease at any time with 7 days written notice. Continued occupancy constitutes acceptance of modified terms.

13. INDEMNIFICATION: Tenant shall indemnify, defend, and hold harmless Landlord from any and all claims, suits, damages, costs, and expenses, including attorney fees, arising from Tenant's occupancy, regardless of whether Landlord's negligence contributed to the claim.
